Ankeny Epoxy Flooring is an epoxy flooring company based in Ankeny, IA, with more than 20 years of experience grinding, repairing and coating concrete. We work on garage floors, basements, shops, showrooms, warehouses and commercial kitchens across the area, and nearly every floor we install begins the same way, with the bare slab and a close look at what it can hold.

We started from a simple observation that still guides us: most floor coatings that fail were never really given a chance. The resin was fine, but the slab was etched instead of ground, moisture was never measured, or the job was rushed into a cold garage. Our work is built around not repeating those mistakes.

Our Approach

A floor crew member wheeling a dust extractor up the driveway of an Ankeny home on the first morning of a garage floor job.

We open every slab with a diamond grinder or a shot blaster rather than an acid wash, so the coating has a real surface to grip, and we catch the grinding dust at the machine instead of rinsing it toward a drain. Before a price is final, the moisture test is part of the written scope, whether the floor is in a basement or a garage, and whether the house was built last year or decades ago. Cracks, spalls and old coatings are mapped first, and if a slab needs repair or replacement before it should be coated, we tell you so.

Our proposals name the product line, the number of coats and the finished thickness, so you can hold the finished floor up against the quote. We explain what a coating warranty leaves out before the job is sold, starting with moisture. We schedule cures by slab temperature and dew point rather than the calendar, and when an unheated garage in a central Iowa winter is too cold, we say it should wait. Garage systems are chosen for the brine and rock salt that come in on tires every winter, and in basements we check the sump pit and drain tile first, because a coating does not stop seepage.

We are also clear about what a floor coating is not. It is not radon work, which in Iowa takes a state credential, and it is not waterproofing. Low-odor products are something we offer for comfort in attached garages and basements, not a legal requirement. For businesses, we phase warehouse, food plant and shop floors around shifts, plan kitchen floors around the Food Code Iowa adopts, and specify slip resistance by the broadcast and topcoat we use rather than as a slogan.
